Sattva Ekatra plot sizes run from 543 sq ft to 1,986 sq ft across 502 residential plots: five regular formats and 139 odd-shaped plots along the boundaries. EOI prices are "onwards" figures: the final rate is set at allotment and may vary with the plot's position, and stamp duty and registration, GST where it applies, one year's maintenance in advance and a maintenance deposit are extra (full price breakdown). Land buyers often think in "20x30" or "30x40" shorthand. Here is how the Sattva Ekatra dimensions translate to area:
- 20 x 30 ft (6.10 m x 9.14 m) = 600 sq ft
- 30 x 40 ft (9.14 m x 12.19 m) = 1,200 sq ft

20 x 30 and 30 x 40 – the entry size and the core
Eighty-one plots of 20 x 30 feet (600 sq ft) open Ekatra to buyers at half the size of a standard 30 x 40 site, an entry size that almost no branded layout offers. They make up 16% of the layout and are grouped in the north-east blocks, so their owners share streets with neighbours building on the same scale. A 20 x 30 suits a first plot, a compact home for a couple or a small family, or a buyer who wants land in an approved, gated layout without stretching to a 30 x 40. On a plot this size, homes are usually built upward rather than outward, subject to the layout's building rules and local bye-laws.
The 30 x 40 is Ekatra's standard plot: 208 plots of 1,200 sq ft, 41% of the layout, filling most of the blocks, and also the median plot. This is the standard Bengaluru site size, and it suits a family building its main home: typically a three-bedroom house with a car porch. Prices start at ₹1.03 Cr onwards, about ₹8,580 per sq ft, and stamp duty and registration add about ₹7.8–7.9 lakh at that price.
30 x 45, 30 x 50 and 30 x 60 – the larger formats
Only ten plots measure 30 x 45 (1,350 sq ft), 2% of the layout, all in the southern blocks near the gate. The extra depth over a 30 x 40 buys room for a deeper plan, a front garden or a utility yard at the back. Prices start at ₹1.17 Cr onwards, about ₹8,670 per sq ft.
Forty-four plots of 30 x 50 (1,500 sq ft), 9% of the layout, sit together in the north-central blocks. The added length suits a larger household: a four-bedroom home, space for a home office, and a garden. Prices start at ₹1.29 Cr onwards, about ₹8,600 per sq ft.
Twenty plots of 30 x 60 (1,800 sq ft), 4% of the layout, are the largest regular plots, in the southern blocks near the gate. They suit buyers who want the most land in a regular shape, with parking for more than one car. Prices start at ₹1.55 Cr onwards, about ₹8,610 per sq ft.
Choosing a plot at Sattva Ekatra
- Park-facing plots. The central park runs east–west along the spine, a park strip runs along the north boundary and a landscaped park sits at the gate's south side. A plot facing one of them looks out over green space rather than a neighbour's wall.
- The spine road. Plots on the 12 m spine sit on the main street, with the widest road in front; plots on the 9 m grid are quieter.
- Corner plots. Two road frontages bring more light and air and more freedom in placing the entrance and the car porch; ask how a corner is priced.
- The east edge. The layout's east and north-east edges adjoin a cement bulk terminal and packing yard, and heavy vehicles use the STRR corridor. If you are weighing plots on that side, including the 20 x 30s in the north-east blocks, visit on a working day and walk the east side before you choose.
Building your home at Sattva Ekatra
Ekatra sells land with its services in place; the house is yours to design and build. Each plot is served by the underground power and sanitary networks, the layout's water network with its own storage and overhead tank, stormwater drains and LED street lighting, inside a compound wall with one gated entrance.
- Registration follows release. Sale deeds, khata and building permission follow the planning authority's release of plots: 40% can be released in the first stage and the rest after final approval.
- Handover. Plots are due on or before 19 March 2029, the completion date registered with K-RERA under PRM/KA/RERA/1250/301/PR/180926/008945.
- Use and records. Plots are for residential use only and carry gram panchayat property records, not a city (GBA or BBMP) khata.
- Building hours. The agreement allows construction only in permitted hours, and not on Sundays or public holidays.
- Water. Supply comes from the Majarahosahalli Gram Panchayat after completion, "based on availability".
- Defect liability. It runs for five years from handover or the offer of possession.

Few branded layouts offer a plot this size, and it brings a Sattva address within reach of a smaller budget. No price was quoted for them at the EOI stage; at the 30 x 40 rate, a 600 sq ft plot would work out to about ₹52 lakh before statutory charges. The north-east blocks are the closest to the industrial east edge, so see them on a working day.
Each plot is sold undeveloped, with services laid to it: an underground electrical network on BESCOM supply, an underground sanitary network, stormwater drainage and water from the layout's own storage and overhead tank. Around the plots come LED street lighting, avenue plantation, the compound wall, the entrance portal and the sewage treatment plant; Sattva has budgeted ₹47 crore for the layout's infrastructure and clubhouse.
